Interior painting for homes that are actually lived in
Working around your household, not the other way round
Most of our interior work happens in occupied homes. We plan room by room, so the kitchen is back in use the same evening and the children can sleep in their own beds. Floors, furniture and fittings are covered, sanding is done with dust extraction, and we use low-odour water-based paints wherever the substrate allows. At the end of each day the room is left clean and safe to walk through.
We work Monday to Friday between 07:30 and 17:30 and keep you updated by message or email, which suits clients who work long hours or travel. If you would rather not be home at all, many expats hand us a key and come back to a finished house.
Kivits Vastgoedonderhoud is a registered Dutch painting and property maintenance company (KVK 94153965) based in 's-Hertogenbosch. Founder Leroy Kivits and his team communicate comfortably in English, so expats and international homeowners get the same clear advice, written quote and 5-year warranty as our Dutch clients.
Walls, ceilings and woodwork
Walls are finished in a matt or eggshell emulsion in any RAL or NCS colour. Ceilings can be rolled or, for large open-plan spaces, sprayed for a seamless result. Interior woodwork is where craftsmanship shows: doors, door frames, skirting boards, window sills, staircases and radiators are sanded, filled, primed and finished in a water-based or alkyd lacquer that stays smooth without brush marks.
Preparation is not optional. Cracks are filled, uneven plaster is sanded, bare patches are primed, and stains from smoke or damp are sealed before the first coat. That is the difference between paint that looks good on hand-over day and paint that still looks good three years later.
Colour advice for a Dutch home
Dutch houses have their own light: large windows, often a north-facing living room, and grey skies for a good part of the year. A colour that looked perfect on a swatch abroad can turn cold on a wall in Tilburg. Colour advice is included, with Sikkens and Dulux colour fans and sample pots on site, so you can see the shade in your own room at different times of day before we commit.
Moving out? Hand-over ready
Dutch rental contracts usually require the property to be returned in a neutral state, which the Dutch call opleverklaar. In practice that means white or off-white walls and ceilings, sound woodwork and no traces of your colour choices. We paint to the specification in your contract, coordinate directly with the landlord or property manager if you wish, and issue an English invoice you can attach to the final inspection report.
The same applies when you are moving in: a whole house painted before the furniture arrives is faster, cheaper and cleaner than doing it room by room afterwards. Tell us your key date and we plan backwards from it.
From first visit to finished room
We visit for a free inspection, discuss colours and finishes, and send an itemised written quote within 48 hours. An average living room takes 1 to 2 days; a complete terraced house with all woodwork takes 4 to 8 working days. When we are done, the protective film and tape are gone, the furniture is back and you receive a 5-year warranty certificate on materials and workmanship.
We paint interiors in Den Bosch, Eindhoven, Tilburg, Breda and throughout Noord-Brabant. Request a free quote or read the Dutch version of this page: Binnenschilderwerk.

Frequently asked questions
What does interior painting cost per room?
It depends on the size, the state of the walls, the colour change and whether woodwork is included, so we only quote after seeing the space. The inspection is free and the written quote follows within 48 hours.
Can we keep living in the house while you paint?
Yes. We work room by room, cover everything, sand with dust extraction and leave each space usable at the end of the day. Most families barely adjust their routine.
How long does a full house take?
A living room takes 1 to 2 days. A complete terraced house, including doors, frames and skirting boards, typically takes 4 to 8 working days depending on the number of rooms and the finish you choose.
Which paints do you use indoors?
Professional emulsions and lacquers from Sikkens, Sigma and Dulux. For walls a matt or eggshell emulsion, for woodwork a water-based or alkyd lacquer, chosen to suit the surface and the room.
Can you make my rental property hand-over ready?
Yes. We paint to the neutral specification in your contract, can liaise with your landlord or property manager, and provide an English invoice for the final inspection.
