Painter Rosmalen

Rosmalen grew quickly in the 1980s and 1990s, and that shows in its streets: semi-detached family homes in Rosmalen-Noord, larger detached houses along the Deutersestraat, and the newer development of De Groote Wielen on the eastern edge. A large share of the older stock still has its original softwood window frames, which are now 35 to 40 years old.

Softwood frames of that age are perfectly serviceable as long as the paint film is renewed every 5 to 7 years. Miss one cycle, and moisture finds its way into the bottom rail and the corner joints. That is exactly where we see most of the wood rot in Rosmalen, and it is why we always inspect the frames before we quote for painting.

Two recent Rosmalen projects give a good picture of what we do: a semi-detached house repainted in RAL 9010 (a warm white) with a satin finish, and a ground-floor home finished in RAL 7016 anthracite, the dark grey that has become the most requested colour for modern Dutch frames. Both were completed on schedule, and both clients told us the same thing afterwards: the site was tidy and nothing was left behind.

Where we found soft timber, we repaired it before painting. Our wood rot repair uses two-component epoxy that bonds with the sound wood and is then shaped, sanded and painted, so the repair disappears into the frame. In most Rosmalen homes this is all that is needed; a full frame replacement is rarely the smarter choice.

Rosmalen is formally part of the municipality of 's-Hertogenbosch, and for us it is home ground: we are there several times a week and can usually visit for a free inspection within a few working days. In De Groote Wielen the work is usually inside rather than outside: new owners want walls and ceilings spray-finished before the furniture arrives, and doors, frames and skirting painted to match. Airless spray finishing gives a seamless, roller-free result and is quick enough to fit between the key handover and the moving van.
